No Down payment VA Home Loans: Your Benefit for Service
Purchasing a home is more achievable for our nation’s heroes thanks to our VA loan program. As an experienced VA lender, we can help eligible buyers realize numerous advantages:
0% Down Payment
Unlike most loans, VA financing requires no money out of pocket upfront for your down payment.
Streamlined Underwriting
VA loans use a more holistic review of personal finances rather than over-emphasizing credit scores, which penalizes fewer applicants.
Competitive Interest Rates
Often lower than conventional loans, VA rates also feature predictable monthly payments over the life of your mortgage.
Low Closing Fees
Minimal lender charges are required, letting more of your money go directly toward your new home.
Who can qualify for a VA home loan?
Active-duty service members, veterans, and eligible surviving spouses may qualify for a VA home loan. The specific eligibility requirements vary depending on the length and type of service.
Spouses of veterans who meet certain criteria may apply for a VA home loan. If a spouse’s partner is missing, a prisoner of war, or has not remarried following a service-related disability or death, they may be eligible for a VA loan.
A remarried spouse who has reached the age of 57 may also apply for a VA loan.
VA Home Loan Requirements
Requirements include having a valid Certificate of Eligibility (COE) from the Department of Veterans Affairs, meeting credit and income requirements, and using the loan for a primary residence. Additionally, there may be specific property requirements, such as ensuring the home is in good condition and meets safety standards.
